Tranquil meditation atrium with long splashing fountain.

PURPOSE/REVENUE:
1. Party space to be rented out by companies/individuals/wedding, etc.
2. Adult "meditative" space for cooperators when not being rented.

DESCRIPTION OF ILLUSTRATION:
A. Stone fountain down center of space with 3 splashing fountains.
B. Existing and new trees with plants surrounding each; tops poke through glass enclosure (or not).
C. Stone/wooden benches.
D. Brick herringbone floor or stone
E. Air vent/heating/AC
F. Structure is one or two-story. All glass-enclosed with high ceiling
G. Elaborate "old style" black grillwork surrounding Essex St. and all sides for added security.

BENEFIT:
-to create serene, beautiful, high-ceiling structure; mostly glass-enclosed to allow in maximum light
-splashing fountain down center of space creates sense of peacefulness and drowns out much outside noise
-climate-controlled (airvents/heating/a.c.)
-existing trees/new trees with surrounding foliage; tops of trees sticking out top of structure or enclosing the top of trees for true dramatic effect
-herringbone brick or tile floor;
-surrounded by elaborate black "old-style" grillwork for added security
-to be accessed ONLY with cooperators keys.
POTENTIAL REVENUE:
-This space can be rented out for high-end parties (individual/corporate/weddings, etc.) if done dramatically enough. Old-style lighting fixtures/grillwork/brick/very high ceiling will create dramatic space not abundant in the city
-soft-colored (or white) flood lights at night will create striking presence
-there is plenty of room for round tables if event is being catered (can handle huge crowd!)
*NOTE: Dramatic outdoor space (glass enclosed) in Manhattan is AT A PREMIUM!! This can form "a side business" for Seward Park -- in terms of promoting its existence through appropriate advertising sources.

When it is not being rented out, cooperators can freely use it -- *Can also be used for stage productions/choral groups.

ANOTHER THOUGHT:
Create a TWO-story structure:
Level A: Meditation atrium w/splashing fountains
Level B: To be used/rented by a company such as "Barnes & Noble" "Whole Foods" etc. for ADDED revenue stream!
