I propose that the property be developed for commercial use as an authentically styled Bavarian Beer garden. The basic concept is to drink beer and eat simple foods outside in nature under the trees. Most outdoor beer gardens in Bavaria operate seasonally in good weather, and at the onset that could be the model here. Generally beer gardens stay open 'til sometime between 10-12pm.

The architectural aspect of the project would be very minimal and non invasive to the park-like nature of this space: a kiosk incorporating two restrooms would be setup near the entry area -- the rest of the space would be laid out with communal style picnic tables, perhaps over a gravel toping for ground leveling and cover. A minimal amount of discreet lighting would be required above the tables; obviously electrical and plumbing would need to be brought out to the kiosk. It is even conceivable that some area could be used for board games, or bocce, etc.

I believe that this concept would be totally unique in Manhattan and would be a SMASH success. This would be the hottest new establishment in the entire downtown area -- it would have a wonderful atmosphere inside.

I do not have an actual business plan to propose but I think the financial rewards from this establishment will be handsome and that a partnership arrangement between SPHC and an operator would be the direction to head into.

I have attached photos of the Kiosk in Madison park, (also a wildly successful business) to show what the scale of the Kiosk might be and to get a feel of the beer garden environment.
